This Privacy Policy explains how Angel Pantoja, a real estate sales associate with Epique Realty (License ID: SL3625688), operating as Angel Pantoja | Epique Realty ("we," "us," or "our"), collects, uses, and protects information you provide through this website, including our contact form and optional text message (SMS) program.
1. Information we collect
Information you give us. When you submit our contact form, we collect your name, email address, phone number, and any message you choose to include.
SMS consent records. If you check either optional text message box, we record which box(es) you checked, the date and time, the exact consent wording shown to you, and the version of that wording. If you do not check a box, we record that consent was not given.
Technical information. When you submit the form we record the page address and your browser's user-agent string to document how consent was collected. Our website host and CRM provider may also automatically log standard technical data such as IP address and request time for security and operation of their services. This page does not use advertising or tracking cookies.
2. How we use information
- To respond to your inquiry by email, phone call, or — only if you opted in — text message.
- To provide the real estate services you request, such as scheduling showings or consultations and communicating about a home search, listing, or transaction.
- To send informational text messages if you checked the informational box, and marketing text messages if you checked the marketing box.
- To keep records of your communication preferences and consent, honor opt-out requests, and comply with legal obligations.
3. Text messaging (SMS) and mobile information
Our SMS program is operated by Angel Pantoja | Epique Realty. Participation is optional, and the two types of messages are consented to separately:
- Informational messages — replies to your inquiry, appointment and showing scheduling, reminders, and updates about your home search or transaction.
- Marketing messages — new listing alerts, open house invitations, market updates, and real estate service offers.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time; reply HELP for help. Consent to receive marketing messages is not a condition of any purchase. See our SMS Terms for full program details.
No sharing of mobile information. Mobile information will not be shared, sold, rented, or disclosed to third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
We use service providers (for example, our CRM and text messaging platform and the wireless carriers that deliver messages) solely to operate the SMS program on our behalf. They are not permitted to use your mobile information for their own marketing or promotional purposes.
4. How we share information
We do not sell your personal information. We may share information only as follows:
- Service providers that host this website, run our CRM, or deliver email and text messages on our behalf, under obligations to use it only to provide those services.
- Our brokerage, Epique Realty, as required for supervision, recordkeeping, and compliance with Florida real estate law.
- Parties to your transaction (for example, a lender, title company, or cooperating agent) only when you ask us to or it is necessary to provide the services you requested.
- Legal requirements, when required by law, subpoena, or to protect our rights or the safety of others.
None of the sharing described in this section includes SMS opt-in data or consent, and none of it is for third-party marketing or promotional purposes.
5. Retention of consent records
We keep SMS consent and opt-out records for as long as needed to document consent and honor your preferences, and for at least as long as required by applicable law. We keep other contact information for as long as needed to respond to you and provide services, unless you ask us to delete it and we are not required to keep it.
6. Your choices
- Stop texts: reply STOP (or STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT) to any message. You will receive one confirmation and no further texts unless you opt in again.

- Access, correct, or delete: email us and we will respond to your request within a reasonable time.
- Email: use the unsubscribe link in any marketing email.
7. Security
This website uses HTTPS, and we use reasonable administrative and technical safeguards to protect your information. No method of transmission or storage is completely secure.
8. Children's privacy
This website and our SMS program are intended for adults 18 and older. We do not knowingly collect information from children under 13.
9. Changes to this policy
We may update this policy from time to time. The effective date above shows when it was last changed. Material changes to how we handle SMS data will not apply to consent you gave earlier without notice.
