These Terms & Conditions govern your use of this website and the optional text message (SMS) program operated by Angel Pantoja, a real estate sales associate with Epique Realty (License ID: SL3625688), doing business as Angel Pantoja | Epique Realty ("we," "us," or "our"). 1. SMS Terms (text message program)

Program description

Angel Pantoja | Epique Realty offers two optional text message programs to people who request real estate information or services through this website:

• Informational messages: replies to your inquiry, appointment and showing scheduling, reminders, and updates about your home search or transaction.
• Marketing messages: new listing alerts, open house invitations, market updates, and real estate service offers.

Consent

You join a program only by checking the matching, unchecked-by-default box on our contact form. Each box is separate and optional; you may choose one, both, or neither, and you can submit the form without agreeing to receive texts. Providing a phone number alone is not consent to receive text messages. Consent to receive marketing messages is not a condition of any purchase. By opting in you confirm you are the account holder or authorized user of the mobile number provided. Marketing messages may be sent using automated technology.

Charges

Message and data rates may apply. Check your mobile plan for details. We do not charge for our text messages.

How to opt out

Reply STOP to any message to cancel. You may also reply STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT. You will receive one message confirming you have been unsubscribed, and no further messages will be sent unless you opt in again. Replying STOP ends all text messages from us; to stop only marketing messages, contact us using the details below.

Carrier liability

Carriers are not liable for delayed or undelivered messages. Delivery of messages is subject to effective transmission by your wireless carrier and is not guaranteed.

The program is available on most major U.S. wireless carriers. We may change or end the program at any time. If you change or deactivate your mobile number, please reply STOP from that number first or let us know.

Privacy

Your information is handled according to our Privacy Policy. Mobile information will not be shared, sold, rented, or disclosed to third parties or affiliates for marketing or promotional purposes. SMS opt-in data and consent will not be shared with any third parties.

2. Use of this website

You agree to provide accurate information and to use this website only for lawful purposes. You may not submit another person's contact information without their permission.
